Hollister Short Sales: Why Is the Short Sale Taking So Long?

By
Real Estate Agent with Beale Properties

Homes in Hollister CA – The Stop Foreclosure Institute recently received a question from Cathy. Here is her question.

"I am trying to buy a house that is a short sale. It has been four months, and we have heard nothing. The agent did mention that they are now on the second negotiator and still haven’t heard from the negotiator. I am getting very frustrated. Is there anything I can do on my end to try to push the process along, or is it all up to the agents?~Cathy."

Here are a few reasons lenders will allow a wealthy investor to walk away from an upside down investment property.

Here was our answer to Cathy. Cathy, short sales can take a long time. But usually the longest they should take is three to four months.

If the short sale hasn’t been approved by the end of four months, then it probably won’t be approved by the end of 12 months. I remember reading an article online about why the short sale process takes 9 to 12 months.

The author just broke each part down and justified why the entire process should take that long. I don’t think the author knew what he was talking about.

The Stop Foreclosure Institute has been able to get short sales approved as fast as one month. Most have been approved before the end of three months.

You mentioned that the agent "still hasn’t heard from the negotiator." Did he ever think of maybe trying to contact the negotiator? It’s his job to help the seller sell the house and avoid foreclosure.

Calling the negotiator is part of the job. If I were you, I would find another short sale where the listing agent is experienced with short sales and doesn’t wait for the negotiators to call her.

Important Notice

Israel Gonzalez, Beale Properties, and the Stop Foreclosure Institute are not affiliated in any way, shape, or form with the government. Our services have not been reviewed or endorse by the government or your lender. Most lenders willingly work with agents on short sales. Why?

Because most short sales are beneficial to a lender. If you accept our offer to help you on a short sale, your lender may not agree to a short sale or to modify your loan. We do offer a loan modification kit.

However, the likelihood of negotiating a modification is like everything else in life. It takes work and persistence to convince your lender to modify your loan. No matter what you or we do, your lender may not approve a loan modification.

We do not recommend that you stop paying your mortgage, because this will cause damage to your credit and could cause you to lose your home. Because we know avoiding foreclosure is so important to any homeowner, we recommend that you speak with the appropriate legal or tax advisor before making any decision.

This is not intended as legal, technical, or tax advice. Please speak with a licensed professional before making any decision. Information is deemed reliable but not guaranteed as of the date of writing.

You have the option to reject a short sale or loan modification from your lender if it does not meet your approval. If you decide not to go thru with the short sale, then you do not have to pay us our fee. We normally make a real estate sales commission for helping you on a short sale.
