Palm Harbor Florida Market Report - October 2011
Palm Harbor Florida is such a LARGE area, extending from the shores of the Gulf of Mexico along St Joseph's Sound to the eastern side of Lake Tarpon. It is here that we will focus for the October 2011 market report, starting with the 68 single family homes that closed.
On the high end is a magnificent Ozona Shores 5 bedroom 4 bath 4735 sq ft 3-story single family home that overlooks St Joseph's Sound and the Gulf of Mexico. Located on over a quarter acre of gulf front land with stunning wrap around balconies, this home was listed for $1,699,000 and sold after 172 days for $1,550,000.
At the other end of this list of 68 homes we find a 3 bedroom 2 bath 1245 sq ft home that was listed for 45k and sold closed after only 24 days on the market for 50k.
In the category townhomes, condos and villas there were 32 closings in October. On the high end is a 3 bedroom 3.5 bath 3098 sq ft short sale townhome that overlooks the Tarpon Woods Golf Course. This townhome was listed for 329k and closed after 309 days on the market for 314k.
The least expensive in this list is a 1 bedroom 1 bath condo at Harbor Club Condos. This short sale was listed for $25,500 and closed after 224 days for $25,500.
What is interesting here is that the short sales are the ones that were on the market for so long.............perhaps that is why my clients steer away from them...........you never know how long it will take or IF you will ever get that property. It is like playing the lottery since it is impossible to predict what the banks will do down the road.
