My top 10 list for homebuyers :)

1.  Avoid buying the most expensive house in the neighborhood.  Unless it's in my neighborhood, then Thank You for increasing my property value!

2.  Avoid buying a home in a development that was built on an ancient burial ground.  Sooby Doo taught me that important lesson! Ruh Roh!

3.  Avoid buying a home who's elevation is below sea level.  Just ask the people of Atlantis what that does for property values.

4.  Beware of a home featuring a "detached bathroom."

5.  Beware of a home with an "indoor pool" in the BASEMENT.

6.  Beware of a home with a septic system and the drain field is always "muddy."

7.  You might want to ask for a roof allowance on a home if the inspector falls thru the roof.

8.  Avoid buying a home if radon levels rival those inside the reactor at TMI.

9.  If the garbage disposal turns on every time you turn on the new foyer light, the owner probably installed it.

10.  If you buy a home without a Realtor and a home inspection, then you get what you deserve.

These little scenarios might be silly and obvious but many issues with a home are not.  Even a newly constructed home can surprise you.  You wouldn't try to perform surgery on yourself so why would you buy a home without professional guidance?  Believe me, in the long run it will end up saving you money and a lot of aggravation.

I recently printed this list in my monthly newsletter after a frustrating day to amuse myself.  I found that I actually got through to people that I couldn't before.  It just goes to show you that a little humor goes a long way!
