Decatur is one of my favorite places in Atlanta, especially the City of Decatur (zip code 30030). It features some of Atlanta's most popular "Intown" neighborhoods, from Druid Hills to Oakhurst and Downtown Decatur. Home values haven't been as impacted as neighboring communities and foreclosures are few and far between.

Single Family Homes Sold in Decatur
The number of Decatur homes sold was down slightly from the same time last year, but the list price to sales price ratio remains strong at 95.4% in 2010 and 95.8% in 2011.
On interesting thing to note is that the gap in the price of homes continues to increase, with the most expensive home selling in the mid $700s and the lowest priced home selling at $33K. Some areas of Decatur (Druid Hills, Oakhurst, Great Lakes) haven't been hit as hard by foreclosures as other areas, such as Midway Woods.

Homes took almost 20% longer to sell this October, with a few that took over 200 days.
No matter what market we are in, it is always so important to price your home correctly the first time. If your home is priced according to the current market value, not only is it going to sell quickly, previous research tells us that is it going to sell for significantly MORE than if you had it on the market for 3, 4 or 6 months.
