2007 should be a very active year in Channelside (Tampa).  The Grand Central, The Place, The Towers, & Ventana will be completed.  The Slade at Channelside is on-track for a 2007 construction start.  Several additional projects have been approved by Tampa City Council.   

What are your thoughts?

Yes, 2007 should be interesting with all these projects being completed and more residents finally moving to Channelside. Many of these units are already on the re-sale market as we know. How do you see prices being affected with the flood of re-sales we may see?

My crystal ball is cloudy!  Too many variables to make a short-term forecast.  It depends how "prices" are defined.  I think the Macro conditions (interest rates, dollar, housing inventories...) will be important.  For the Channelside market, The Grand Central at Kennedy will be critical (first to be completed in 1Q 2007).  The Trump Towers, if it moves forward, will be a positive.  Channelside needs the BUZZ!  With The Slade moving towards development in 2007, I think at least one more approved project will launch a sales center, with plans for a 2007 construction start.  More BUZZ, more interest, better pricing!
