I've just learned by spending 5 minutes on this site that a home recently purchased is RF1 (single family). However, the very next home is RF3 (small-scale conversion and infill redevelopment to housing forms containing up to four Dwellings per building).
When ready to sell ... in about 2015 ... I will apply for a rezoning permit. RF3 should be worth more than RF1.
