In todays market it iessential that sellers become educated about what they need in order sell their homes. When I meet with sellers, the first thing I do when we sit down to talk, is layout the the 4 keys to selling a home.
1. Pricing - The Comps don't lie. If you over price it you can miss out on buyers that may have made an offer but didn't see it because it was priced out of their range intially. The longer a property lingers on the market the less attractive it becomes to potential buyers.
2. Presentation - Proper staging, cleaning, repairs and photographs can make all the difference in getting potential buyers into your home. You also want to keep it Clutter Free! Buyers need to be able to envision themselves in your home and if they can't see it past your "stuff" they will have a heard time seeing your homes true potential.
3. Exposure - With over 90% of buyers starting their home search on the internet, it is essential that the property be displayed on the top real estate search sites, as well as in MLS and local real estate brokerage sites.
4. Incentive - As a seller it important to remember that real estate professionals work on commission. As a result, the higher the commission you offer to agents the more motivated they will be to show and seller your home.
