Williamsburg Civic Association in Arlington, Virginia December 2011 Real Estate Update

Along with the much anticipated return of the 7-11 in the Williamsburg Shopping Center, December brought several home sales to the Williamsburg Civic Association neighborhood in North Arlington.

The following 5 homes settled in December 2011, ranging in price from $575,000 to $631,000.  There are currently still 11 Active homes in the market ranging from $599,000 to $1,795,000.   They have been on the market from a low of 1 to a high of 567 days.    There are 4 Pending properties with contingencies outstanding (Cntg/NoKo) ranging in price from $600,000 to $1,459,000.

The homes that sold were all in similar price ranges but in different states of condition.  
 A home on a 10,000 square foot lot, can get as much money or more than a
improved home on a smaller lot.  The reason why 2700 John Marshall took so long to sell is that it needed work
and was on a corner lot that was not desirable to builders.  So if you are not on the type of lot builders are looking for,
you will likely need to make some minor improvements and staging to get market value and a fast sale for your house.
 
3106 John Marshall Drive was a listing I sold privately to a builder without going on the market.   The seller did not want 
stress of having the home on the open market, and agreed to sell it privately and was very happy with the price of
$610,000 all cash and no contingencies that closed in 3 weeks.
