Just wondering what are the advantages to using the "separate web sites for each listing" approach-

-Why would one want to do this? Hopefully the property will SELL before the search engines get around to indexing the pages, so why would I want to do this as opposed to, say, setting up a sub-domain (whateveraddress.prestrealty.com) or simply pointing to a folder on my web site (prestrealty.com/whateveraddress)

I know this is done by many agents. If you have experience with these kind of web sites PLEASE post your thoughts.

I have done it.  I will do it again.  The major value is in the Listing Presentation, IMO.

I use them as kind of an online brochure for the home; I set them up to promote the property, not me, so that showing agents are comfortable giving their buyers the address to get more information about the property. They have been well received by sellers and buyers. I put the website address on all advertisements (print or online), on the yard sign flyers, and on the in-home brochures. Nearly all of the traffic is from direct website address entry, not from search engines, but they are great examples for sold properties too.

We use this alot.  It really appeases the sellers to have their own websites and sets us apart from competing agents wanting the listing.  The owners LOVE showing it off to their family and friends. It's is very economical as well.

I use it in the listing presentation and love it, I also give it as a gift to the buyer's if I represent them so they can show there family and friends afterwards from out of state, and if I did not represent the buyer, we give it to the selling agent as use it as a ploy to get them to come to out company as a gift for their clients.

Thanks for the answers all. So it seems that the main purpose is to impress a Seller? Is there any particular reason to set it up as a separate domain rather than as a subdomain?

I use this all the time. yes, the search engines usually take awhile to index your page, but if you know what you are doing, then it's not that bad.

 We also use this to help saving costs in the newspaper and other print ads. We can say "Ice cream business for sale. Starting bid $xxx.xx visit www.icecreambizforsale.com for more information". Then what I have done is put all the property details (in many of the cases we do it for auctions as well). That saves money  instead of putting a 5 inch ad in the paper. After the listing is gone, we are using it as a lead source as well.

  Many realtors are in the market of marketing themsevles, we do it in a way that the property is being marketed.

   Considering I am a former geek, this makes it easy,  I do not know how well this would work if you do not have a system in place.

Leslie, it's a great sales pitch to sellers....and gives them something to identify to folks interested in their home. Instead of one of my sellers remembering how to spell onoratorealestate.com or remember jimludes.com.....all they need to know is their address!!!

 An individual property website is going to hold eons more info than a 2x2 newspaper ad or an infotube flyer can!

I think this is a great way to impress Sellers but also a great way to show Buyers more pictures of the property. 

Now whether it's better to subdomain or not I couldn't tell ya!

Leslie, good question.  Here's my take: 

1. The sellers love it.
2. In addition to the dot whatever site, I put the listing on Craigslist.  It gets found immediately.
3. I co-market the site with my listing agent. (I'm a lender)  Agent looks good to seller.
4. Brochures for the counter at your next open house.

It's an inexpensive way to please your sellers -- buy from godaddy.com in bulk. Also, it attracts attention in your advertising -- here's an example.

OK, I took the plunge and got a domain from godaddy, forwarded it to the page on my site with the tour. The Owners and I talked, and they didn't want the actual street address too public, so I got http://www.AlpineHeights.info (Alpine Heights is the name of the subdivision). Normally I say .com is the only dot that works, but I figured in this case .info seemed ok, after all, that's what I am providing here: info. I even ordered a sign rider for the URL. I'm thinking domains for several of the subdivisions I like to work might not be a bad idea.

It's for the sellers, not the agents or buyers. Because once you put a listing online, and there are dozens of free places to put them, anybody can go to Google, put in the address, and be directed to a bunch of sites where it's posted. You don't need a separate address. In fact, a separate address isn't always a logical tool to use because it's hard to remember if it's a street, way, boulevard or avenue, and if it's abbreviated, you might not get to the site either.

But sellers get all excited to see a separate Web site purchased for them. :)

Hi, Ann. I ended up getting a domain name for the subdivision, basically. the Owners didn't want their complete address that public, their home is on Alpine Heights drive (the subdivision is Alpine Heights), so I got www.AlpineHeights.info Right now that goes to a page for their listing, but I can then use it for other places in the neighborhood if I want to. I've got a sign rider with the URL to use. I also put them an ad on Google under our Adwords campaign. We'll see what happens.

It's not so much for the search engines to index. 

It is a listing tool and a marketing tool.  In other words sellers love to see it and you can add it to every marketing piece you do for the property.  It also helps the buyer to retain the address in memory.

Hi Leslie, I agree with Elizabeth and some of the other comments. Sellers LOVE to have their own special address. I also agree with what you did in buying the domain for the area. You can always redirect emails back to you. Good post.
