unreasonable demands

No matter how much you need a commission, it is dangerous to try to keep a transaction together for your own personal needs, especially important when dealing with buyers who place unreasonable demands on the agents (Buyer wants the agents to "kick in" to save the deal) or sellers. If you are still in the negotiating portion of the transaction (inspection period) then you need to remind your buyers that they should back out of the deal if they don't like the house.  They can ask for seller credit, but the seller does not have to agree. Make sure your buyers know the negotiating is between the parties, not the agents "kicking in" to get it done. Let them know you will help them find another house and will help them get out of the transaction today if that's what they want. This usually stops the unreasonable demands.

Hi Barbara,  Don't recall ever kicking to get a deal done and certainly wouldn't want to do it but also wouldn't want to see a deal fail if a minor contribution made it close.

Bill, I wrote this entry after reading a blog about a buyer wanting the agent to "kick in" to get the deal done. I have never done that, and do not see the need to go there. I have, however, made a minor repair on the buyer's behalf to get the loan through underwriting on the 11th hour. Thanks for your kind comment!

Hello Florida! I cringe when a buyer wants me to contribute, I agree, I am not party to the contract. I ask them if they want to back out of the transaction, I want to make sure they are committed to the purchase before they release contingencies. Thanks for visiting!
