The inventory of single family homes available for sale in Bethel, Connecticut at the beginning of February increased from 89 to 94 from the previous month, consistent with a general post-holiday winter trend. The list prices ranged from $146K to $899K and the average market time of those homes was a reported 143 days. That market time may not reflect the true time homes have been on the market as sometimes listings expire or are cancelled, at which time the count starts from the beginning, giving a misleading picture. 

Of the homes available on the market in Bethel, 8 were on deposit, at an average list price of $336K and average market time of 153 days. In addition, 7 homes were in contract at an average list price of $328K and average market time of 290 days.

The numbers and real estate trends as seen in recent months in Bethel, Connecticut are similar to those in the surrounding Candlewood Lake area - the lower end homes tend to sell more briskly, higher end homes are available and are selling, albeit at a somewhat slower pace. 

 

The tone of the overall real estate market in our area is good for 2012, after all it’s the year of the powerful Dragon! The feeling is that the market is coming back!
