Property Signage - don't make this mistake!

Just a reminder to check on your signage at your properties, especially during these winter months (wind, snow, rain) when the weather can affect their look! Here's a good reason why.

For the last month and a half I have been driving past a listing in our popular and somewhat pricey University neighborhood.  It's obvious that either the Realtor hasn't been to the listing since then, or they are careless enough not to check their property signage.  This agent uses a call for info service which is advertised with a sign rider; which sits on top of the for sale sign.  Since I've seen the listing for sale, the sign rider has been falling off and drapes vertical over the for sale sign; making it difficult to see the sign as well as read the sign-rider.

I'm unaware if the home is occupied, you would think if it were, the tenants would have fixed it.  A few months back I posted a blog about the effectiveness of marketing at the property:

"Did you know that 63 percent of buyers who responded to the 2006 NAR survey said they used information from a yard sign to help in their search — a higher percentage than those who used print ads, open houses, or home magazines?"

These simple mistakes can give that specific Realtor a bad name.  I wouldn't want that Realtor to ignore my property!  It also makes it difficult for the consumer driving by to see information about the property.  It would be hard to use a service when you can't read the sign!   That Realtor maybe be weary of the service because it didn't produce the leads they had expected.  Well maybe the amount of leads were affected by the poor use of signage.  But that's a whole other issue of not getting the most bang for your buck... which gives me another blog to write about.  Keep your eye out... coming soon!

There are so many agents that never check there signs or vacant properties. It is very important because it has your name on it and could mean more business or no business.

Signs that are neglected indicate the agent is asleep at the wheel. It also signals the property has been abandoned.

Very good post! It amazes me how many signs I see falling over and the lack of signs at all in some cases, making it very hard to find the property for sale! It is negligence.

We have a lot of list and forget agents here also.  Put the sign in the yard and move on to the next listing.  I love to call these agents for showings and ask about the property.  The information you get shows they have often never been in the property or it was so long ago they don't remember it.

Nancy, you're right!  You just never know who might stumble upon one of your listings and that signage could be the key marketing component for that listing!  But it's also important to keep up on all reaches of marketing so you don't miss someone that could be a potential buyer.  Thanks for commenting!

Dionne, I can't imagine anyone would like to see a listing abandoned, unfortunately it could give a negative impression of the house and most definitely the Realtor by just skipping that simple step of keeping it tidy!

Melissa, it is amazing how many signs fall over, or even when the grass grows over so you can't see the information on the bottom of the sign anymore, many times, the most important part - the phone number.

Gene, I guess the benefit to you would be following up with that seller when the listing expires and let them know that you've been paying attention to the lack of responsibility their previous agent had! ;)  Hey, someone's gotta do the job, right?!

Sandy - thanks for commenting, flyer boxes are a very important one, especially in those areas where there is lots of moisture!  The ink can get smeared and makes it difficult for people to read.

You are exactly right.  We should check on our listings often.  I drove by my new construction properties (four on culdesac) only to find out that vandals decided to chop down all of my signs.  I was so upset. Called the sign company right away.  They went out to replace the signs right away.  Also in a big rain one time the signs started to lean.  You never know what can happen.  Keep a watch on your listings.

 I actually, just watch a sign in my area last week! The agents name falling out, Next day, Just the frame was there and everything else was gone. I'd say Frame Gone Bad. Those tabs can got worn out. Watch closely. My husband is a welding instructor. Take your sign's to a local Vocational school and they will tack weld those tabs. Cost is better than buying whole new frame! At the same time you are building relationship's by supporting your future industry prospects!

Signs are important but in the largest development in my area Ocean Pines, Maryland agents can not put up yard signs (only brochure boxes and markers on the corners of the property) and can only use open house signs that are generic and does not have even the company name.

Tina, I can't believe that people do that kind of stuff.  It's unfortunate and gets so costly to replace those types of things.  Sorry to hear that and thanks for your input!

Mindy, thanks for sharing your idea.  I think that's a great one!  I think the small costs like that will save you in the long run, and your right, never pass up a networking opportunity!

Scott, I've heard of areas like that.  We have a ski resort not far from here that I have spoken with.  They said property owners aren't aloud to put signage out really either.  I've heard the same in some of the communities in Florida.  Talk about an obstacle to overcome.  By the way, if Ocean Pines is near Ocean City - I'm so jealous.  I spent a few days there two summers back and had so much fun!
