HI ANGIE...............THE PROBLEM THAT I HAVE WITH HUD HOMES IS THAT I DO NOT HAVE TO MANY OWNER OCCUPIED...........I HAVE TO MANY INVESTORS LOOKING TO RENT RIGHT AWAY AFTER CLOSING.......AND HUD ALWAYS HAVE BUYER RESTRICTIONS..................:-(

Marianela ~ Yes, HUD has a 30-day owner occupant exclusivity period.  But there are still opportunities left for investors whether because of property condition or fall-outs;  you have to monitor them for investors and be sure your investor knows they have to move extremely quickly in order to have a shot (within 24 hours).  If you keep all their info on file and in trust (bank statements, org docs and cashier's check), then they should be able to respond fast enough to be in the mix.  They still have to be the winning bidder, but they can definitely buy HUDs.
