Be Ready to Show that Home!!

Right now we are in a very hot buyers market.  You need to work to sell your home. 

I show a lot of homes to buyers and sometimes we have trouble getting into them.  Frequently it is because the listing agent did not put the proper phone number down to call ahead, or the tenant is not available and does not want us showing the property, or the lock box is not out, or any number of other issues.

Sometimes the buyers are impulsive, they show up with another home on the list they want to see, but I have not been able to set an appointment on; or they see a home while we are driving around that they want to look at.  Are these situations fair to the buyer?  No, but you the seller need to go with it.

Life is not fair and the buyers have many homes to choose from.  You need to get the buyers attention while you can.  Keep your home ready and be prepared to let someone in or clear out on short notice.  As a homeowner I have been on the seller side of this and I know it is hard.

If the tenant can not work with the situation get them out.  Ask yourself; are the few months of extra rent worth loosing a sale on?  How much might the offer decline if the tenant does not keep the house up?

I was unable to reach a homeowner due to a poor phone number provided by her listing agent.  When I knocked on the door she advised us that she was too busy that day to let us in.  My buyer decided she did not want to go back.  This was based on the seller's attitude, not the house. 

Keep the day to day clutter down by packing up before you sell.  Put a lot of stuff in storage or at least pack it in the garage.  The kids need toys, but do they need all the toys?  Keep a few favorites out, preferably ones that are easy to pick up.  Go ahead and cook, a nice smell from the oven or crock pot can make the house more attractive, just do the dishes as you use them.

No it is not fair.  But remember being ready to show can be worth 5 or even six figures in profit to you.  If you cannot get a buyer it could cost you big.  BE READY!!!!!!!!
