- I am not selling the market. Are you buying the market?

Lullaby- No, I want to buy a condo…

- Cool, I can offer you a super deal on this condo. It is a $630,000 condo, and I can make it a $250,000 deal….

- Yes, but how is the market?

- I do not know. I am not selling the market. I am selling condos…

- Do you want a good deal on the condo?

- I do, but I am afraid of the market

- Don’t buy the market then. Just buy a condo…

(Sound of snoring)

That's what buyers were doing in the 2000-2007 era buying condos.......ouch is it possible to rewind?

Our housing market here is in such short supply we are experiencing a spike in pricing.  This is really something we have not seen in at least 6-7 years (remember we started downward much sooner than the rest of the nation).  Now we are experiencing some of the same issues we had back before this downturn.  Many say this is only temporary and emotions are running high but over the past 8-10 months inventory is way down and say what they will things are selling very quickly.  I had one client say to me "this house has been on the market 2 weeks whats wrong with it"?

I like this, and I get it all the time. My answer now is that we are back to the sellers market we had in 2006, and buyers hate the answer.

Bob - there is always the inertia when the market changes. It is already not the market it was 2-3 years ago, but the Buyers expect it to be even worse than it was then, because the only direction they understand is down. And they resist the reality, thinking that this is a stupid Seller, or stupid agent, and it takes a long time to get it that the train is gone.
