Monroe CT Real Estate Market Report June 2012


The June 2012 Monroe, Connecticut market report had its ups and downs.  Compared to the same period last year. sales were off by three sales BUT list and sales prices INCREASED significantly at 18% and 17% respectively.  Days on the market average remained flat at a 2% increase.

Moving forward into July , there are 17 houses under deposit and 23 under contract, the second highest number of pending sales in the last year.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 7.53 for the last three months, DOWN almost 1.5 months since last month and 7.5  months from the March report..   The month of June , as shown in the first chart, came in at 8.07 months.

George -- I have seen area towns follow this same pattern. Up, down, up, down although there is  LOT more stability now.  There is still no way to call the results  month to month.  Great when sales are up and prices up for sellers!

Barbara - I think you are right.  Monroe hit bottom about six months ago and all indicators are that Monroe's real estate market is moving towards a more balanced market.  I love your market reports!
