One thing buyers in the summer of 2012 should know is that the population of the Kyrene School District is aging. They are handing out variances like candy. So, if you buy just outside the district boundary and are willing to drive your child to school you can get the benefit of the excellent school district of Kyrene without paying the premium that property in that district commands.
Of course, therer are more benefits to buying in an excelling school district than your childrens' educations. You get neighbors that value education, too. There's the real value for parents, children, and child-free families.
