Purchasing A HUD Home: Good Neighbor Next Door

HUD Homes are often overlooked by homebuyers but I can not stress the advantages of purchasing a HUD Home for purchasers who intend to occupy the home. HUD has a program known as the Good Neighbor Next Door that services law enforcement officers, school teachers (Pre-Kindergarten to 12th grade), firefighters and emergency medical technicians. This program is an excellent opportunity for homeownership and a great chance for these servicers to help revitalize the neighborhood in which they service.

PARTICIPANTS:

  • Law Enforcement Officers: restricted to homes that are within a reasonable commuting distance since GNND homes must be their primary residence. Federal Law Enforcement Officers are the only unrestricted participants in the GNND program.
  • Pre-Kindergarten through 12th grade Teachers: restricted to homes that are located in the area or District serviced by their employer.
  • Firefighters
  • Emergency Medical Technicians

INCENTIVES:

  • Discount of 50% from the list price of the home.
  • $100 Down payment

DETAILS:

  • Qualified properties (SFR/PUD/Condominiums) will be indicated as lottery (see diagram to the left)
  • Qualified participants have 5 days from the listed date to submit offer.
  • Homebuyers are required to sign a second mortgage note for the property discount amount. This will be a “silent second” and interest will not be required as long as the homebuyer occupancies the property for the required three year occupancy agreement.
  • HUD will pay any closing costs or Real Estate Commission on the purchase of a GNND property. The homebuyer will assume this responsibility.
  • Qualified participants will need to be qualified for the full amount of the listed price and the contract will need to reflect this amount and the 50% discount will be noted inside the contract.

Overall, it is extremely beneficial to those who qualify to take advantage of this GNND program to do so. The object is to be ready. I would suggest that you ask your agent if they are familiar with this program when interviewing your prospective real estate agents.
