. . . multiple studies have evidenced that Sellers with a Realtor sell the property at a higher price and in a shorter time period than Sellers attempting to sell on their own. What Realtors do, or should do, to sell their client's property before placing it on the MLS:
1. Market Analysis. Many Sellers have their own ideas as to the Listing Price. Even if the Seller is adamant on a figure, a thorough aned detailed Market Analysis should be completed and provided to the Seller.
2. Evaluating and Improving curb appeal. We're so fortunate in Florida that colorful flowers and fragrant bushes may be planted at any time of the year. When prospective Buyers step out of the car, their senses should be delighted and anticipating even more delights upon entering through the front door.
3. Clutter Control. This may be a bit delicate. You don't want to tell your client to clean up their house and get rid of half of their junk, but this may be necessary. A home with great decor, a house that is admired for the arrangement of the furniture and furnishing may fetch a significantly higher asking price even if the furniture and furnishings do not go with the sale of the property.
