A day at "The Beach"

I'm happy I did not get the listing................I'm actually proud of myself. This morning I woke up and looked at the new listings in the mls and saw a new house for sale on the same street that reinforced what I told the couple.  If you don't have to sell now don't do it. They saw the logic of the facts and now are going to find a way to build an addition for the new 2nd baby that is on the way.  They saw the house I saw in the MLS, it was only a couple houses down from their house and about 5 other houses for sale by owner and for sale by broker on their street for 30,000 less than they wanted to list for.  What a relief they got it!  I have finally got it too.  I will never feel pressured into taking a listing that is too high again.  6 months ago I  took one in the same vicinity when my CMA stated the house was worth in the 170's but the owner just had to have it in the 190's because of his debt not the value of the house.  Thinking maybe this and maybe that, like maybe someone will come in and just offer him 10 or 15 thousand less.  Another agent listed it today for what I wanted to list it for 6 months ago. Six months is alot of time in this market.  I have told the seller in a number of ways you better stick it out till the housing market gets better. It will be interesting to see if he gets his present price.  Thank goodness it is not me, hoping and wishing in the wind.

Lysa, Lysa, Lysa.  What a great Blogger you are!  I'm amazed you saw my entry.  Thank Goodness I'm free of 26?................I have a great listing coming on the 5th which I got reduced almost $80,000.  I'm getting it and I will never take an over priced listing again. I have always loved to stick my hand in the fire but now I'm sick and tired of getting my hand burned.  Isn't it great sellers can use a realtor's services and not pay for them till the house sells.  It is the best bargain I know even if it is unappreciated.  I got one buyer from the sign I've been working with, so that will pay for all the expenses.  And Just maybe I can find them a buyer now that it is reduced to the 170's which I told him 6 months ago to put it on the market for.  Now he is going to play catch up because most of the buyers will see the prices around the neighborhood are about $163,000.

ps Down on Beach Street this morning I saw a Red Tail Hawk dead in the street then up at Baileys Park(where I take my Bailey, you should see him in his red sweater) I saw the mate waiting and looking for him.  It was very Sad. Such gorgeous birds!
