Open Houses...waste of time?

After a few years on the broker/leadership side of the business I am back in the listing and selling side of the business.I recently hosted two open houses. One was a $300k Co-Op in White Plains and one was a $1.2mm estate in Putnam County on 40 sub-dividable acres. My results were amazing. 1 new million dollar plus buyer, a new $600k very sellable listing in White Plains, an accepted offer on a $150 co-op, an new $400k listing in Mahopac and two very happy sellers. I wonder just when did Realtors decide that open houses were beneath them? Your thoughts and success stories are welcome! They are absolutely NOT a waste of time. I think you have to host the open house with the right mindset though. I've snagged many well-qualified buyers WITHOUT agents walking through the home, and almost all of those clients choose another property other than the listing they came through during the open. And on the other hand, I've had numerous listings receive contracts during the open house. So in my experience, open houses = success for both parties.

That's a lot of business from two open houses.  I used to get business like that years ago but not so much recently.  I don't think realtors think open houses are beneath them, I just think they are not as profitable thus not worth the time for most.
