Gainesville, VA Townhouse Under Contract in Two Days!!

The Bristow-Gainesville market is seriously starving for some listings to sell.  This listing, at 6911 Traditions Trail in Crossroads Village, is a perfect example of how the fall market is really a GREAT time to sell your home.  It hit the market on October 1, 2012 priced at $289,000 and was under contract two days later.

In the fall, there are fewer homes on the market.  However, living in the shadow of the Federal government, our area's largest employer, we get a level of ramped up activity with the start of the new Federal budget on October 1st.  Employees get raises.  Some are transferred in from out of town.  New positions are created.  It's a great time of year to get your home under contract quickly.

Chris, thats so fast, the only thing I can say went fast for me was when I posted a drawing of a New Construction, and within 5 days had an accepted offer. The builder didn't even have the permits to build yet.

Hope the momentum keeps going!

Elizabeth:  Even in a seller's market some homes just sit there.  They are overpriced or not getting the visibility.  Thanks to all the time I've put with online marketing, visibility isn't a problem.  If the sellers are reasonable and get the home show ready, things happen fast.  Now if I could just get some more listings.

Good job in this market I think the trick maybe getting the listing. I called for an appointment to show today and the agent informed me they had 30 offers. The listing is only three days old yikes.
