Shawnee KS Real Estate Market is Looking Good

Shawnee KS Real Estate Market, as reflected by Heartland Multiple Listing Service statistics is coming back strong. Homes in Shawnee, KS and Johnson County, KS are selling quicker, inventory is down, and sales are up. 

 

What makes me say this?  

 

I just finished analyzing six years of statistics published by Heartland Multiple Listing Service.  Johnson County Real Estate is getting stronger. Shawnee, Ks Real Estate is strengthening, and Heartland MLS is also gaining.  Of course, those of us who are actively working in the field already knew this, but it's nice when the numbers verify it.

  • Johnson County Inventory is Down

In September, 2008, Johnson County showed inventory of 4,638. Today our Johnson County homes inventory is at 3,317.

  • Johnson County Home Sales are Up

Sales are at levels comparable to 2007-2008.  In September, 2007 and September, 2008 Johnson County home sales were at 656 and 662, respectively.  In September, 2012 Johnson County home sales were 656.  With decreasing inventory and strong sales, it is getting harder for buyers to find that dream home at a dream price.  With today's low interest rates, some buyers are finding that they can move up into their dream home without increasing their house payment significantly.

  • Days on Market are Down for Shawnee, KS homes

Days on market are also evidence of the strong Johnson County real estate market.  I primarily work the Shawnee, KS real estate market so that is where I track days on market.  

In 2007 and 2008 the Shawnee real estate market statistics for days on market were 42 and 38 days. Then in 2009 days on market climbed to 106, dropped to 97 in 2010 and rose again to 104 in 2011.  In September, 2012, days on market are only 62.  I expect it to drop further, based on Shawnee home market activity. 

 

What do these numbers mean to you, the homeowner?
