This new, gated 55 and over community is being built now. There are some homes that have already been purchased but there are many more available for purchase. It offers a tranquil setting, beautiful mountain views and the ability to meet other active adults who are over 55 years old.

The community is in an area that permits easy commuting, because it is close to many major highways such as the NYS thruway (I-87) and Route 17, and there is public transportation nearby, too. The station for the NJ transit railroad that goes into Secaucus and Hoboken, is closeby in Harriman, NY. Once you are in Secaucus or Hoboken, you can take the PATH trains to Manhattan. There are buses that go from this area into NYC, too.

It is also close to the famous and excellent shopping area called the Woodbury Commons Premier Outlets.

The community is divided into 2 sections. One section is for people of all ages and the other section is for the 55 and over active adult community.

The homes for the 55 and over community are single-family dwellings and I am glad to say that the large master bedroom suites are on the first floor, no matter which of the models you choose. This is so important for people as they grow older and want to be able to assure that they do not have to climb steps to get to their bedroom!

The laundry room is also on the main level which is another convenience.

These master bedroom suites have large, master baths with soaking tubs and separate showers. The master bedrooms have large walk-in closets, too.

All the homes have 2 car garages and whether you enter your home from the outside or from the garage, you will only need to climb a few steps to be on your main living level, which includes your master bedroom and your laundry room, as well as your kitchen, living room and dining room.

The homes are ranches and colonials. The ranches have square footage between 1300 square feet and 1500 square feet. The square footage for the colonials ranges from 1582 square feet to 2410 square feet.

These homes are 2 bedroom and 3 bedroom homes with from 1.5 to 2.5 bathrooms.

At the time of the writing of this article, the monthly homeowner fee is between $160 and $180 and covers snowplowing and landscaping as well as the use of the clubhouse with a kitchen, the fitness center, a billiard room, and an indoor resistance swimming pool.

The homes have kitchens with beautiful cabinetry, granite countertops and stainless steel appliances.

The homes have fireplaces to enjoy on those cold winter days and nights.

Some homes have a sunroom that can be enjoyed in all 4 seasons.

Many of the homes have wraparound decks and patios, too.

The grounds have a pond and there is lake access and many of the homes have spectacular mountain views.

This development is great for people who want to leave lawn care and snow removal to someone else, find friends in a similar age bracket, enjoy community activities, and still have the pleasure of owning a single family home.

Many other 55 and over communities are arranged in apartment style buildings or attached townhouse designs. Woodbury Junction provides the features of 55+ active adult living while allowing for single family home ownership!

At the time of the writing of this article, there are 50 condominium style homes for sale at The Kensington Station Woodbury Junction 55+ active adult living community.

The homes are being built now and it is a great time to buy, since you can suggest modifications before the home is fully constructed.

I met the builder there, with my clients, last week, and he was very receptive to their requested design changes. I found him to be delightful to work with and the homes seem like they are high quality.

There are two types of ranches, called The Richmond and The Rushmore, and five types of colonials, called The Attley, The Aston, The Brakerman, The Cornelia and The Carnegie.

As stated earlier, the price range is from $314,900 for a 1300 square foot ranch with a full, unfinished basement, to $442,900 for a 2410 square foot colonial with a full, unfinished basement. If you choose to finish the basement, many of which are walk-out, you will have even more square footage.

Between January 1, 2010 and the time of the writing of this article, a number of homes have sold and there are several that are under contract. The price range for the ones that have sold is $365,000 for the smallest home to $486,925 for the largest home.
