Home Staging Benefits the Buyers As Well

How many times have you been showing a property that shall we say, has a floor plan challenge? The clients would say, "i really don't know what we we use that room for" or "I have no idea how we would arrange our furniture in this space". Challenges that lead them to crossing off that property in their list of potential properties to buy. This is where the benefits of Home Staging come into play. Staging removes the factors that can be unappealing to potential buyers, allowing the home to be judged for what it is, rather than the picture it’s presented in. Staging gives that awkward room a purpose. Staging shows the potential buyer the focal point of the room. Staging shows furniture placement that opens up a room and allows the best use of space. When considering the benefits of home staging we mostly are focusing on the SELLER and how it showcases their home, thus leading to a quicker sale and usually for more money. But we have to remember that Home Staging Benefits the BUYER as well, making what once was a challenge into a positive aspect. 

Working as an Interior Designer, ReDesigner, and Home Stager for years in both Orange County, California and in Dallas, Texas I have come across many obstacles and design challenges along the way. What once was  a thorn in my side has many times become one of the best selling features of the home.  Have an open mind, be creative, experiment with the space, and have fun and enjoy what you do. It will show with the end result.

Hi Carrie,  I agree.  Staging a home really does benefit the buyer as well as the seller.  We often stage spaces that might seem like wasted space in a home until you show how the space can be used.  Here is an example of a small niche space just off the living room in a condo we recently staged.  Happy staging!

Can't agree enough Carrie, buyers do that all the time, seriously all the time, and staging does help so much to create the possible focal point and a usage for each room.  It makes the difference between a sale or no sale sometimes.  T

Your right-Buyers can get ideas of where their stuff will go. But it can backfire on you as well with the same concept. Overall, good idea.

Along with that...but if buyers discount space, they begin to discount the home.  Good usage of space = good value = happy buyer.

I recently had a listing and my feedback was the living room   looked too small.  I told the homeowner to remove the rug. Move  a table and pull back the sofa.  Made all the difference in the world.  If all my listings would be that easy.

Great post! Sometimes we don't see the benefits of staging from the sellers point of view.  But those benefits are just as valid as seller benefits.
