PHOENIX PROPERTY MANAGEMENTWe face this dilemma on a monthly basis when it comes to servicing the tenants on behalf of the owners. Phoenix Property Management is not an easy job for the easy going personality. There are times when we must carry out the marching orders from the owner of the property when it comes to evicting a tenant mainly for failure of payment. When is a good time to start the process? Do you wait as an owner because the tenant said they will pay on agreed date pass the 15th of the month?

Building wealth through real estate is everyone's goal since Wall Street is not very appealing at this time. Real estate is tangible and one can better control it. However, it is advised by all real estate education professionals to hire a local property manager to manage the real estate investment. Owners give tenants way too much grace to only lose in the end when tenant fails to pay as promised. Then, the owner does not understand why the tenant did not come through. I have been in contact with one investor who currently owns 21 units here in Phoenix. They have decided to manage them on their own by living out of state. They have one of the tenants collect the rents and manage repairs for tenants. Do you see anything wrong in this situation? We have unlicensed people doing real estate. Well, things have not been well for the past three months since they are experiencing the following:

  • Higher vacancies by placing poor candidates
  • Failure to pay rent
  • Repairs not being done in a timely manner

Great News! I have convinced the owner to allow me to lease out units and handle all evictions to start. Next, we will discuss a plan to manage all 21 units over the next few months. One must have patience and persistence when it comes to Phoenix Property Management. I have 30 more investors on my list that I am courting at this time.

I just issued a 21/30 and I will file for the eviction if the June rent is not paid....hard to argue with not paying the rent....

I never argue with tenants. I send the 5 day notice. If they do not pay, then I leave it up to owner to make the decision. Done! I love property management.

I'll discuss payment options WITH a court date.....time limits are running during the discussions...make a sense of urgency that just talking does not create

If we are managing then we certainly keep the owner informed, but we immediately proceed with evictions if a resident is late in paying.  Owners can have tender hears that simply get in the way of the legal process.  As Wallace mentioned, timelines are running and this is no time to dither.  Strong action is the only path forward.  Of course, once this reputation is established, coupled with strict selection guidelines in the first place, we rarely encounter this problem.

Mark I believe in being strict when it comes to enforcing the lease. It is better to get the judgment and make a decision after the fact.
