I showed many homes to buyers recently and then they picked three homes that they wanted to see for a second time . They wanted the rest of the family to see these three homes and then decide.

One of the sellers turned down the appointment because they had guests , though they knew it was a second showing .

My buyers looked at the two available homes and made an offer on one of them.

This is the second time this year that I had buyers who could not see a home and they made an offer on a house that they could see.

You only need one buyer to buy your home, but you do not know who it is. Do not turn down appointments.

If you need to entertain guests take them out to dinner if you can afford it or invite them after you sell your house.. There are many buyers looking to buy to take advantage of low rates.If they can't see your house they will buy some other house.

Good advice for home sellers. Turning down a showing appointment can be more expensive than taking those guests to a restaurant.

It is all up their motivation....I remember once, my seller had a big party, a lot of guests, yet, she did not reject the showing. Funny thing, a client liked the house and they sent the offer the next day. You never know:)

If a seller is motivated to sell, they need to make a showing possible

Gita, what a great post, and advice for those sellers thinking they can be picky.     Our homes are going so quickly, I tell my sellers to be prepared to be out of the home for two solid days and most likely you will have an offer, if not several.

 Sellers like that are not serious.
