Making your home appealing for today's seller's market

If you've been keeping up with the past blogs and articles, you'll remember that we are definitely in a seller's market.  Housing inventory is low, putting more emphasis on that high demand for new homes, especially in the Houston/Woodlands area.  So while you have the advantage in selling a house, here are six more tips to help you acquire the best deal on your real estate with the most efficiency:

Be Unique; Stand Out!
Customizing your home to make it stand out in a buyer's mind is always a good idea.  Improving the aesthetics can include, but is not limited to, things like: landscaping, building a new roof or putting in new windows, repainting, updating appliances, and or adding to the house or yard (like putting in a pool or a porch).  However, don't get in over your head (and your wallet) by over-improving.  Not everything will give you a good return, so make sure to do your research.  You can always contact your local real estate agent too; more than likely, they will know what will help and what won't help with the buyers in your area.  And don't forget to list these special features within your listing!

Look like a Model... Home, that is!
Make sure to clean up the inside- removing clutter and personal items such as pictures, etc.  Sometimes messing with the feng shui of the home is also a good idea.  Moving furniture around or removing it entirely to open up space and show off the inner structure of the home can make the sale more appealing.  A little bit of spring cleaning is also helpful.  Remember, you want to both show off your home to its best advantage and also leave room for potential buyers to imagine what their own things would look like in their new home if they were to purchase from you!

Strengthen the Package
Besides aesthetics and the cost of the house, you can sweeten the deal by adding in special perks.  Things like a promised home warranty will catch a buyer's attention and gives you a leg up on the competition.  Other perks can include a quick closing process (which is more usual than not right now with the seller's market) or including a credit on closing costs.  Make sure to be aware of what the buyer wants in your area.

Judge a Book by its Cover
The first thing your potential buyers see is the exterior of your real estate.  It is important to create a positive impression so that you draw them in instead of turn them off.  Landscaping or painting can vastly improve that first glance, so consider investing in these when appraising your aesthetics.

Helping with the Preparations
Another appealing aspect of a potential buy is whether the home is ready or not for immediate move-in.  If the house is up to date and things are in good condition, you are more likely to sell your home.  The less a potential buyer thinks they have to put into the home after they bought it, the more likely they are to consider the investment and more likely to buy.

Money, Money, Money
The most basic step to selling a house is making sure that it is priced properly for the market.  You can always contact your local real estate agent to find out what prices are appropriate for your area. 

 

Bonus!
One extra tip: use friends, neighbors, or local real estate agent to do a walk through or outside examination and get their thoughts on what can be improved or changed to make your home more appealing.  Getting another pair of eyes to appraise your house is always an excellent idea and can help catch things that you missed the first time around.
