Seller~ Think twice before turning down that showing on your property
In some markets the houses are flying off the market. In others, well, let's just say that every Seller needs to make their house available to those Buyers to view.
Yes, I know. They call at what seems like all hours of the night wanting to disrupt your dinner, breakfast, yoga session, and right when the toddler is pitching a fit, but do you know what? It's necessary.
Hopefully, when you picked out and signed up with your REALTOR® they informed you that yes, you would be inconvenienced. So much so that at some point you wanted to unplug the phone, turn out the lights and slam the door in that Agent's face (true story). And if your a Seller where your Agent did not explain the pain of trying to carry on with your life ALL THE WHILE trying to sell your house, well, then. I'm sorry. Suck it up.
The honest truth is that Buyer's need to see what they intend to buy. That's the bottom line. It's also known that when they can't see a house (for whatever reason, it's Sunday, it's Monday, oh, the stove is on fire) they will go down the street and make an offer on your neighbors house. Yes, your neighbor. The one that your trying to move away from. It's true. Believe me.
I happened across a showing report for one of our listings that has a difficult Tenant that doesn't want to show (another true story and another blog entirely), but here is a chart of what happens when the showing is canceled!
See that tiny slight orange slice? That means that the opportunity of that Buyer rescheduling are, well, itsy bitsy (yes, I'm using factual real estate jargon here).
Read and weep. I know it's difficult, I know your life has been compromised, I know your eating McDonald's in the car in the street parked down the street waiting on the showing to happen. I know all of these things, but keep in mind what the big picture is. You want your house sold? Then let them in!
