And woe by definitions is:

Last week was challenging as I had several issues with appraisals, as in 4!  That's right. . .And three of the four I could work through.  It was not easy as one appraiser cited issues like the top of a hot water heater was dusty and a few other minor items.  Needless to say, it cost the buyer an extra $200 and delayed the closing weeks.  This appraisers excuse was: 1. She was sick 2. She could not find the crawl space (I said, "Did you go down the stairs to the basement?").  The trouble happened when she found the basement to then note the top of the hot water tank was dusty.  This particular appraisers goes beyond the scope of what an appraiser should do - like turning into the housekeeping police.
 
The second baaaad experience involved an appraiser using distressed properties as comps.  He said there were had been no improvements made in 10 years when the seller had just put $12,000 in new improvements.  You know me - pull the trigger Trish - I called the appraiser on this and he offered to fix it if the bank sent him a request. I talked to the bank and the bank sends a request and then the appraiser  denies the order. 
 
 
Baaaad AppraisersWhat makes a bad appraiser BAD?
1.  If they lie to the client/seller/buyer or agent. . .This is unethical.
2.  If they have an attitude or  they are rude or disrespectful. . .It is simply not professional.
3.  If they make mistakes on the appraisal and refuse to fix it.
4.  General incompetence
5.  If they act and believe they are Omnipotent.
 
To all the baaaad appraisers - My clients and I say WHOAAAAAAA!Whoaaa to Bad Appraisers
 
How do you say WHOAAAA to a baaaad appraiser?  Very carefully. . .Here are a few examples.
 
From the Seller:
 
To Whom It May Concern:
 
I do not want the following appraisers on my property for personal reasons:
  1. Baad Appraiser Woolly Lamb
  2. Baaad Appraiser Whoa
  3. Baaaad Appraiser Who Nelly

Seller Sam
 
***This becomes a condition of the sale.
 
Submit this with your signed offer for the buyer to give to their lender.
 
From the Buyer:
 
To Whom It May Concern:
I do not want the following appraisers conducting an appraisal of my new home for personal reasons.  The appraisers who I believe there to be a conflict with are:
  1. I know everything. . . Ned Knows Best Appraisal Co.
  2. I don't care if I get the info correct. . . Arrogant Appraisal, LLC
  3. I will get it done when it is convenient for me. . . Lazy Lasso Appraisers, Inc.
 
All other appraisers in the State are fine.

YIKES! I hear about this a lot. We have only had 1 appraisal come back low in the 9 years that I have been here. But our market is very steady. It doesn't shoot sky high and drop way low. It just moves on. Slowly up hill. Prices change, but not in a crazy way.

Trisha, I'm sorry to hear you've had such bad experiences with these appraisers.  It's actually been improving in my area lately.  Hope the same will happen in yours.

We have nothing but constance issues with our appraisers in the Valley.  It is like they are not okay with market recovery and refuse to recognize appreciation.  Plus, it is a small town and if you have taken an appraiser to task or disputed an appraisal - you know you will be toast on the next one they do for one of your clients.  Fortunately, we have a few new appraisers who believe in accuracy and current market conditions and are not out to hurt the Home Seller, Overall Market Value of the Community or the Realtors.

This really bites to have to do that, but I did something similar.  We were getting out of area appraisers (that weren't affiliate MLS members and had no idea on values) so I would add a stipulation to the contract that the hired appraiser would have done X # of appraisals on Lake Sinclair.  It stopped the problems.
