Last week was challenging as I had several issues with appraisals, as in 4! That's right. . .And three of the four I could work through. It was not easy as one appraiser cited issues like the top of a hot water heater was dusty and a few other minor items. Needless to say, it cost the buyer an extra $200 and delayed the closing weeks. This appraisers excuse was: 1. She was sick 2. She could not find the crawl space (I said, "Did you go down the stairs to the basement?"). The trouble happened when she found the basement to then note the top of the hot water tank was dusty. This particular appraisers goes beyond the scope of what an appraiser should do - like turning into the housekeeping police.
The second baaaad experience involved an appraiser using distressed properties as comps. He said there were had been no improvements made in 10 years when the seller had just put $12,000 in new improvements. You know me - pull the trigger Trish - I called the appraiser on this and he offered to fix it if the bank sent him a request. I talked to the bank and the bank sends a request and then the appraiser denies the order.
What makes a bad appraiser BAD?
1. If they lie to the client/seller/buyer or agent. . .This is unethical.
2. If they have an attitude or they are rude or disrespectful. . .It is simply not professional.
3. If they make mistakes on the appraisal and refuse to fix it.
4. General incompetence
5. If they act and believe they are Omnipotent.
To all the baaaad appraisers - My clients and I say WHOAAAAAAA!
How do you say WHOAAAA to a baaaad appraiser? Very carefully. . .Here are a few examples.
From the Seller:
To Whom It May Concern:
I do not want the following appraisers on my property for personal reasons:
- Baad Appraiser Woolly Lamb
- Baaad Appraiser Whoa
- Baaaad Appraiser Who Nelly

- I will get it done when it is convenient for me. . . Lazy Lasso Appraisers, Inc.
All other appraisers in the State are fine.
