Where is the new/next boom in Real Estate?

Ok so it went from San Diego to Las Vegas to Phoenix to Salt Lake to New Mexico to Austin and El Paso(maybe not in that order). So who has information or speculation on where to invest now? Here in Phoenix I think foreclosure and pre-foreclosures are going to be an area of interest but i would love to hear your thoughts as well. I invest myself and have others who may be interested if you have something that sounds good.

The Dallas/Fort Worth Metroplex had been an active area for out of state investors. In Tarrant County where Fort Worth is located there are 1274 homes listed for the Feb. 6th Foreclosure Sale. It looks like this high rate of foreclosures will continue making it a good opportunity for investors. In our company we have some agents listing and selling foreclosed property for the mortage companies and banks and this end of the business is good.

Actually here in california about 40 minutes east lies the inland empire, this has been a hotbed for increase real estate activity. Especially on the financing side of things.
