If you're a new comer to investment property or experience you must understand cost. Investment property for sale in Kenner LA ranges from 140k to 350k. I closed on a short sale last Friday. The purchase price was 110k. I estimated 15k in repairs. My time frame for competition of the renovation is 10 days. Today is day 3. The cooler weather will hold up the remaining exterior painting. The new flooring will be complete today.

As an investor you must have a firm handled on your cost. My estimate of 15k will be very close if not under. To give you an idea; my cabinet cost was estimated at 3k installed with counter tops. Actual cost is 3200. The difference is 200. What did I get for the $200, granite counter top and a new kitchen and bath sink. The granite will increase my value as well as maintenance of granite is much easier than Formica countertops. The 200 is well spent. Paint was estimate at 350 for 1500 sq. ft. My total cost for paint 70. That was a savings of $280.00. How do I get these prices? The paint is a off tan color. Good enough for rental property. I paid $15 for a 5 gallon drum. At Home Depot it is call oops paint. They are there every day just ask for them in the paint department.

Hey Frank - Understanding your maximum expenses is a definite must if an investor expects to ever turn a profit. 

Btw, I was looking at a couple of old cookbooks tonight looking for my gumbo recipe and came across a crawfish etouffe that sounded damn good.
