Everyone keeps talking about the lack of inventory or the increase in inventory so let's take a peek at what's been going on in the New Brighton, MN inventory to really bring it down to a hyper local level instead of a nation wide level.
Here are the stats:
January- 1.5 months supply of inventory (extremely low=fantastic sellers market!!!
February- 1.4 months supply of inventory (a rare and unique opportunity for sellers in New Brighton)
March- 2.1 months supply of inventory (is this the spring increase coming to fruition?)
April- 2.3 months supply of inventory (still an extreme low compared to last spring which had 4.1 months)
May- 2.2 months supply of inventory (does inventory get eaten up faster from the spring buzz?)
June- 2.8 months supply of inventory (will we actually hit 3 this year???)
July- 2.6 months supply of inventory (still 25% less than last year at the same time)
August- 3.1 months supply of inventory (exactly the same as last year.....hmmmmmmm....is this a trend)

You tell me, with the uptick in recent inventory, I think sellers are finally starting to get it. New Brighton, MN sellers as well as the US sellers, had a great opportunity back about 9 months ago to to sell with the least amount of competition in years. Now the bandwagon mentality has begun making it a tad harder to sell these days?!
