259 Prospect Street, NorwellNorwell, Massachusetts, has had a contrary month, compared to other South Shore towns. Sales are up (they are down elsewhere), prices are up substantially, but the prices paid per square foot is down. This summer has seen a significant advance in average prices, especially when compared with last year at the same time.

In Norwell, prices have continued to advance, and a few homes have had multiple offers. Overall, the homes that have sold have been priced near their final sales price.

It seems that, in Norwell, prices are seeing a resurgence, perhaps from somewhat depressed prices last year. With a fairly small inventory, sellers remain in a strong position, but should note that most of the recent sales came from homes that had been on the market for only a few months or less. Buyers with a pre-approval in hand will be in a good position to act when a properly-priced home they are interested in purchasing comes on the market.

Hi Brad - even though the months of supply indicate a slight buyers market, the percentage of sales price to last list price is pretty high.   I guess this is another example of homes taking a bit longer to sell but when a home is well-priced and well-presented, some good and very interesting things can happen.

Yes, Michael, I completely agree. The homes that were properly priced in a time of advancing prices attracted buyers. Homes that have been overpriced do not seem to have benefited from advancing prices as new-to-market and more attractively priced homes have supplanted them in the eyes of buyers.
