FHA and DPA are still available and very viable options.

Because the only way you'll know you're seeing the bottom of the market is when you're seeing it receding in the rear-view mirror, and consequently you will be paying more for the house that you could get cheaper now.

Because, if you're moving up in size and price, the downturn in prices works for you, and even though your house will sell for less, you'll spend less and mortgage less on your new house in this down market than you would if the market were appreciating. This is a chance to make your money the only way money is really made in real estate--you make it when you buy, not when you sell. This is the time to make it by BUYING.

Interest rates are great, coupled with the fact that we may be AT the bottom of the market.  You know what your buying power is today, how will you feel next month if your selection is less and your money buys you less?

1. As the anonymous poet said:

or whether you buy

You pay for the space

you occupy"

2. What he didn't say was tenants pay for everything plus a profit for the landlord.

3. Miss a house payment or several and it takes 3 ro 12 months to put you on the street.

4. Miss a rent payment and it takes 5 to 30 days to put you on the street!

5. With a few well known exceptions owners build equity.

6. It's easer to buy with little money than rent.
