Homes for Sale on Capitol Hill in Washington DC
We aren't going to sugar coat it...the shutdown of the Federal Government in October 2013 had a negative impact on the DC real estate market. According to the MRIS Multiple Listing Service, data gathered from November 2013, inventory was low as were closed sales compared to November of last year.
Here's the good news! If you are looking for homes for sale in Washington DC, now is the time to see what is available. The spring market is only a few of months away. Last spring housing inventory was low and demand was high. As Exclusive Buyer Agents, we fought hard for our clients, often competing with more then 10 other contracts on a home!
Short general story. Several DC clients were set up to receive automatic listings from us on an ASAP basis. If they saw a home they loved in the morning, we would make arrangements to get in during their lunch hour. If they loved the house, we were writing a contract that afternoon. Our clients successfully purchased homes when:
- they had been pre-approved by a mortgage lender
- did a pre contract home inspection to work around the contingency
- had a large earnest money deposit
- we accomodated the seller without compromising our clients needs
