Brad  You have provided a lot of information for sellers and buyers to digest.  Obviously, you have created a niche in your market demonstrating your knowledge and expertise for your area.  The square footage is one interesting item.  Homes in my area tend to be under $175/square foot.  Aspen is over $600/square foot.  Enjoy your day!
