WARNING to HOME BUYERS - Don’t Get Scammed – Your Warranty Deed is FREE!

 

Recently, a local real estate attorney spoke to our South Forsyth real estate office about a scam being used to take advantage of new homeowners

When you close on your new home, the Closing attorney or Title Company will have the Warranty Deed recorded and then the original document will be sent to you at no additional charge.  This process usually takes 6 to 8 weeks.

This procedure is explained at the time of closing, but most buyers are somewhat shell shocked by the vast amount of documents and information they are receiving (plus the excitement of finally getting those keys J) that it simply slips through the cracks.

Then, a couple of weeks after closing, when an official-looking letter shows up in the mail saying that they need to pay for a copy of their deed (up $100), they don't really quesion it (everyone needs to have a copy of their deed) so they just send in the amount quoted and move on.

The fake companies who are soliciting these homeowners “cover themselves" legally but hiding a disclaimer such as  "The company Record Transfer Services is not affiliated with the State of GA or the County Recorder. ... This offer serves as a solicitation for services and [is] not to be interpreted as a bill due." in the fine print knowing full well that the official look of the letter will likely confuse most new homeowners.
