So, what should I take away from all of this information? Well, that depends on if you are a buyer or a seller. If you are a seller, you can see how long, on average, it will take to sell your home, the relative price ranges for homes like yours in your area, and the amount you should expect to receive for your home, provided that it is correctly priced and has gained a buyer's interest due to its curb appeal and other factors. If  you are a buyer, this tells you how many homes there are on the market in this area and what price range the typical home in this area sells for.

William ... Interesting that the avearge list price was $319,000 while the average sales price was $181,000. Pending sales are better, but there's a lot of higher end homes on the market. We'll need more high paying jobs in the area to move them.
