I agree with Joe, if you want to sell below market value, just keep the smelly dogs in place and never clean the litter box.

Sellers just love to blame the agent....they don't like hearing that they need to take action or spend money to improve their chance of selling.

You need some cooperation here Rob and no you are not a magician. They need to listen to you, their agent.

Rob, not sure how you are passing along the feedback, butninwould start doing it unedited... Some sellers just don't want to hear it though.

Focus on their motivation.  If they are motivated enough, they will see the light.  If not, perhaps they don't really want to move.
