Victory Lakes Townhouse Report: July 2014
The end of summer is here. I hope you are all enjoying the long Labor Day weekend. Parents and children are no doubt looking forward to school starting on Tuesday. Okay, well maybe not the kids, but definitely the parents.
Keeping you educated about the Victory Lakes townhouse market is the purpose of this monthly report. And while school stops during the summer, the real estate market does not. This report will focus on Victory Lakes townhouse activity that took place in July. We will make our comparisons to last month (June 2014) and last year (July 2013.)
TOWNHOUSES FOR SALE IN VICTORY LAKES
6 Listings were Active: 5 Regular Sales, 1 Short Sale
The amount of available townhouses for sale in Victory Lakes when July came to an end was about the same as it had been when June was over. The high list price was up nearly 11% since last month, but the low list price was down 1.5% in the same time frame. The average list price was up 1% compared to last month and up 3.5% since last year. Of course, it is always important to remember that list prices are suggestions. We won't know market value until we know what buyers and sellers agreed to when townhouses SOLD.
TOWNHOUSES UNDER CONTRACT IN VICTORY LAKES
3 Listings were Under Contract: All Regular Sales
When it comes to townhouses that were under contract, this number was down significantly since June. The high list price at time of contract was up over 1.5% and high marketing time 69% faster since last month. The low list price at time of contract was up ever so slightly (3/10th of 1%) and low marketing time was 75% longer than last month. The average list price at time of contract was down a hair (5/100th of 1%) since last month and up 7% since last year. The average marketing time was 55% faster month to month and 28% faster year to year.
TOWNHOUSES SOLD IN VICTORY LAKES
7 Listings Sold: All Regular Sales
There were a lot of Victory Lakes townhouses that sold in July. The high sold price was 12.5% higher and the high marketing time was 53% faster than it had been in June. The low sold price was up 7.5% and low marketing time 20% faster than last month. The average sold price was up well over 10% since last month and up 4% since last year. The average marketing time was 31% faster month to month, but was 288% longer year to year. Bottom line: Victory Lakes townhouses are selling, even during the slowest sales time of the year. Price your home right from the start and you won't linger on the market.
