Should I sell my house during the holidays?

I find potential sellers asking themselves…Should I sell my house during the holidays?  I usually hear many sellers are hesitant to place their house on the market during the holiday season. I would say the biggest concern they have is being inconvenienced during this time of year. Next would be the misconception that buyers do not look during October through December. The truth is that this festive time of year can offer the seller a multitude of wonderful advantages.

Before you hold off on listing your house until the new year, consider the benefits of actually listing your house for sale during this time of year!  Below are some of the top reasons you should have your property on the market during the holidays.                                                                                                           

  • ·         This is the time of year that most job transfers take place.  People have to buy now as they are starting a new job in January.
  • ·         There are fewer homes on the market now. Less supply means more demand = a better price for YOU, the seller.
  • ·         The holidays tend to evoke emotion which means a higher price for your house.
  • ·         Some buyers need to purchase before the end of the year for tax purposes.
  • ·         Sellers can restrict showings on certain days if needed.  
  •            There is less foot traffic but a much more serious buyer. Treat each
    showing as very special – lights on, everything perfect.
  •            You can sell now and move in January or February.
  •       ·You can sell high during the holidays and buy in the spring when there are lots more choices and lower prices.
  •           Homes show better during the holidays.
  • ·         The supply of homes will dramatically increase after the start of the year.  More supply means less money for you.
  • ·         Buyers have more time to actually look for a home this time of year.
  • ·         Buyers want to be in their new homes for the holidays!
  • ·         Corporate Transfers offer the strongest buyers available. They just want a nice home at a fair price and have very little time to “bargain hunt”.

 

Serious buyers look during the fall and winter months.  Spring and summer bring a higher volume of potential buyers out, however many are not ready to typically purchase for 6-12 months sometimes even 2 years. We also find that the sunny days of spring and summer bring an abundance of professional house tourist also known as “tire kickers” that have absolutely no intention to purchase a home within the next 5-10 years.

 

So ask again…Should I sell my house during the holidays?  I’m sure you would now answer ASOLUTELY without hesitation!  Just because it may be cold outside doesn’t mean the entire housing market comes to a freeze during the holidays!
