Real Estate Market in Centerville GA

The bubble burst in the Real Estate Market in Centerville GA in October 2014, at least temporarily. Buyers were certainly out looking but found homes in other communites more to their liking this last month which left this market to deal with the fallout. With plenty of available inventory (11+ months), buyers and investors have the upper hand and can afford to take their time.

Despite the low sales (only 4 homes) the average sales price went way up. In fact it came in $67K over the 12-month average which was great news. Taken as a positive, it was good to see that all 4 sales were distressed properties which took more foreclosures off the market. However, that did affect the days-on-market for sold homes (195 days) but that should be counted as an anomoly and way off the 12-month average of 98 days. 

As always, the properties that are selling the quickest have several characteristics in common...they are well maintained, reasonably updated, clean/uncluttered, and priced according to the current market conditions. Meet those conditions and your home has an excellent opportunity to be seen and sold in the Centerville real estate market!

I received a couple of inquiries this past week about my blogging cadence with specific emphasis on when I post certain posts, why, and where. While I do have a method to my madness I did not think others would ever care to know. Many of you don't, but for those that wanted to know, here is what I do on ActiveRain:

  • My Secret Blogging Formula...Unveiled!I post daily. Most posts are public but an occasional members only post will leak out (like this one).
  • Each month I post market and foreclosure reports on each of my communities. ALL of these posts point back to a more detailed post on my WP blog.
  • I occasionally post about various subdivisions in my area (it has taken 3+ years to get about 98% of them completed...now it is only a few each month). Yes, these link back to other posts on my WP blog.
  • All my sales, pending, listings, price reductions, etc. get posted within a few days of occurring (or as time permits). Yep, with links going back to my sites.
  • Every Friday is reserved for Facebook Fridays. My way of giving a little something back to this community. Y'all, the staff, and this platform are awesome and this is my way of saying thanks for all the help I have received here in the Rain.
  • A few times a month I try to post other social media or search engine optimization content. I am not an expert on any of this stuff but I am willing to give new things a try...with both good and bad results and you get to hear about both! 
  • Once or twice a month I slide in a rant of some sort. 

As you can see from the photo below, the secret formula for me is to just have a plan of attack and try to loosely stick with it most months. Some months a few local events might get added or even something about pools, acreage, etc. but I never stray too far from the center. Also, I try to use templates whenever possible to ensure similar posts (subdivisions and market reports) have the same look/feel. This speeds up the blog creation process.

Boring...perhaps, but my aim for RE related content is not to reach Rainers but instead give my local consumers information they want/need. The social stuff and rants are reserved only for y'all...aren't you lucky. ;-)

What's missing? Detailed information for buyers and sellers. I put those lengthy posts (over 1K words) directly on my WP site and share out from there. Occasionally, I will produce an AR post using an infographic or slide-share on this information to generate a back-link to my original content.

The overarching goal is for consumers to find my AR information helpful, want more data, and follow the links to my main sites where there is a robust IDX search capability and plenty of other useful RE information. 

For those that asked...this is my "secret" ActiveRain blogging formula. It works for me.

Ths is a really interesting market report. I am seeing the market change here in Suburban MD Dc - although the DC market itself is still very strong.
