If you desire running and cycling paths near your place of residence you may be interested in the Parkwood Estates & Woodward Park Estates home which are located directly east of Woodward Park in North Fresno off of Friant and Audubon.  Perhaps you are interested in just places to walk near home that are peaceful and green all year.  With these homes being built in the late 70s to the early 90s, there is a bit of variety in this well established neighborhood with mature landscaping.  One thing that was evident as I drove through the neighborhood today was the number of large trees as there were several gardening crews out blowing and raking leaves after our latest rainfall.

Taking a quick look at what the market in this neighborhood is like I noticed that over the past six months there have been 11 homes sold ranging from $296,000 to $524,900.  I used Cole and Audubon as the southern boundary with Shepherd to the north and Millbrook as the east boundary.  These homes sold for between $110-212 per sq. ft. and were between 2,000-3,000 sq. ft. in size.  Not only does the wide range of home size affect the price per sq. ft. but homes that are all original from 30 years ago verses homes that have been remodeled or flipped recently plays a big part in this price discrepancy as well.

Presently there are five homes listed as active on the MLS with one in backup position and four that are pending in escrow.  With this neighborhood being in such a key location of town, local Zinkin Family Development has all of the approved plans and blessings from city hall for an almost 40 acre mixed use development just to the south of Audubon.  These plans have reached past several years of litigation and ground is to be broken very soon.  Today there were surveyors out as I drove by.  Although homeowners in this neighborhood fought this development it should bring top notch anchor tenants in town.  What I have been told by a friend in the neighborhood is that there will be a large "green belt" between the neighborhood and the development along Audubon.  This was put into place to satisfy the homeowners who fought this commercial development with proposed buildings reaching 10-16 stories high.
