How Relaible Are The Statistics - Or What The Stats Don't Tell You
With the limited number of sales that take place in Uxbridge each month we should recognize that the average sale price of homes here in Uxbridge is not the best indicator of what is actually taking place.
Looking at the average sale price year over year for January for example we see a 20.93% drop in our Uxbridge average sale price. One's immediate thought might be the financial situation created by the dropping oil prices is rapidly driving home values down.

Median Sold Price This Month $431,650
Average Sale Price This Month $462,557
That's a decrease of 20.93% year over year.
This past month there were 38 new listings and 14 residential sales reported by the Toronto Real Estate Board for Uxbridge.
The 14 sales in November represents a 12.5% decrease from the 16 in January last year.
