Is the dress blue and black or gold and white?
I am sure you have heard/seen/read about this dress. Whether you care about the dress, think it is ugly, love it, etc, it has sparked a HUGE debate over the web. IS IT BLUE AND BLACK OR GOLD AND WHITE?
Whatever you see, that is your reality, right?
What's my point?
Well, I try to tell my sellers that PERCEPTION IS REALITY.
This dress has really emphasized this fact.
Those who see it as blue and black are THOROUGHLY CONVINCED IT IS BLUE AND BLACK and believe those who see it as gold and white are nuts.
Those who see as gold and white BELIEVE IT IS GOLD AND WHITE and there is NO telling them that it is blue and black.
WHAT THEY SEE IS THEIR REALITY.
Let's take this to a house.
Hypothetically, there is a lovely home in Towson.
The owners bought it years ago because of its' many attributes. It has a large, lovely lot. A good-sized kitchen. The home could easily could be added on to. It has great space, and a large lower level.
A set of buyers come in. What do they see? The floors need refinishing. The kitchen needs updating. The bathrooms need to be redone.
Which is true?
BOTH.
Why?
WHAT YOUR PERCEPTION IS, IS YOUR REALITY.
Sellers need to listen to buyers' thoughts, since these are the folks who are making the decision as to whether to buy their home, and the worth of the home. Sellers can certainly make their case, and share their perceptions as well, since it can help to maybe share some insight that the buyers hadn't seen or considered.
