I know something has to be done when Virtual Traffic is high and Physical Traffic is low.

For example as your Listing Agent I can see how many people have SAVED as a Favorite and they are watching your home online. Why are they watching.

So as your Real Estate Agent who is listing your home, you can bet I pay attention to how your home is performing online. When you ask me, why aren't we getting showings. I don't have to say " I don't know"

I continually throughout the listing period tweak your marketing. Keeping the content online and fresh for the home buying consumers mind. The reason is simple. Home buyers may bypass your home because of the way it looks. It is not what they had in mind to buy. Yet if I keep changing the photo's and the verbiage in the listing and on Facebook, Google+ and in all the advertising  the goal is to get the  consumer to  say to themselves. "I think  this is the home I looked at before. I wonder why I passed over it?" The more times they do that, the better your chance is they will cross the threshold.

Fact: Listing Agents have no idea where the Buyer for your home will come from.

There is no secret, no magic bullet. No guaranteed buy that you can depend on to give you top dollar for your home. What Sellers need in today's real estate market is a local REALTOR who knows the area well, who knows how to marketed online and who will "FLAUNT YOUR HOME ONLINE!"
