Selling your home can seem like an emotional roller coaster sometimes. After you finally decide to sell, get a realtor and your home doesn't sell, it can leave you feeling hopeless. While I completely understand these feelings, you must realize that in some cases the best homes do not sell the first time around. If it did not sell, then it was probably one of the following reasons:
1. Condition
The first item that can hurt your home while it is on the market is condition. We are finding that today's home buyers are looking for homesthat are move in ready. As a seller, you should know that your home will sell faster and for more money if you have all the necessary repairs done before your home hits the market. Also, listing a home that is outdated is just as harmful as a home that needs repairs. If you have the funds to fix the issues in the house, it is recommended.
2. Price
The second item that sellers should consider is the price of their home. If a home is priced to high, it will not sell. I tel my sellers all the time; 2-3 weeks on the market with no showings or 8-10 showings with no offers means that we are overpriced. In fact, if there is not a change in price or conditionafter 90 days on the market, there is less than a 1 percent chance that the home will sell.
3. Location
The third reason that your home may not have sold is location. This does not always mean that the house is in a "bad area." There are many variables that factor into location. The house may be located in a flood zone, bad school district, near railroad tracks or in a neighborhood that has a lot of inventory. We cannot do anything about the location of the home, but we can compensate by adjusting the price.
4. Marketing Plan
The last item to consider is your agents marketing plan. Make sure you hire the right agent for the job of selling your home. Every agent markets their properties differently, you need to pick an agent that best suits your needs.
