You real estate transaction should move like a duck, in water.
If your real estate agent is as good as he or she says or advertises then as a seller or buyer there should be very little that you have to do during your closing transaction. In other words, your agent is like a duck in that he is moving ever so effortlessly on top of the water while all the while at the bottom, underneath the water his feet are flapping around like crazy, getting things done.
Once you have your initial consultation with the agent you intend on hiring your job is to simply give him everything he needs to get the job done, i e; warranty deed, HOA docs, title policy, mortgage info, etc., your agent should basically have all the tools to get the deal closed effortlessly. There should be no reason for him to contact you other than an update. Unfortunately, some buyers and sellers need coddling and require daily calls for no apparent reason and that is fine, but for those that have enough confidance in their agent this is a no brainer. Let us do our job.
If, like me, your agent seems to be gliding along your transaction effortlessly like a duck on top of the water then you know he is doing just fine. You'll know his little duck feet are moving along frantically underwater anyway without even looking. Now you know you got the right guy.
