If you compare January 2015 to February 2015 amount of listings for buyers to shop through, (without "proposed homes" and "new " contstruction") ...the number has actually gone DOWN from 2.7 to 2.5 months of inventory listed to buy. If real estate brokers didn't list anymore homes from today, it would take an estimated 2.5 months to sell it all off. That means that there will still be multiple offers and sellers are able to hold onto their pricing because there are so many showings. (Unless you have a dynamic, negotiating agent! There are plenty of ways to negotiate, but that's a story for another day. Be careful who you choose as your agent.)
